Grey Structure Cost in October 2026
Team Overc’s last published its grey structure cost for house construction in March 2026. Seven months on, material rates have moved again, so this is the updated October 2026 edition. The response we received on our 2017-2022 cost articles and videos was overwhelming and encouraging — it helped and guided hundreds of Pakistanis, especially expatriates and overseas Pakistanis living abroad. Many other construction companies also followed our initiative, which makes us proud that we are leading this much-needed awareness and transparency in the construction sector of Pakistan.
2026 has remained a challenging year for construction. Since March, bricks and cement have become more expensive, while steel and sand have eased slightly and crush has held steady. Overall, grey structure construction cost in October 2026 stands at Rs. 3,050 per sq. ft. — up from Rs. 3,007 in March 2026, approximately 35% higher than our 2022 figures, and a staggering 165% higher than 2017 rates. In this article, we will provide a detailed, material-wise breakdown of grey structure cost per square foot for October 2026, along with a comparison to past years, so you can make informed decisions before starting your construction project.
Construction Methods: Two Basic Approaches
House construction in Pakistan can be done by two fundamental methods. Before diving into the cost breakdown, it is important you understand which method applies to your project:
Method 1: Owner-Managed Construction (Self-Procurement)
In this method, the owner himself procures all construction materials and arranges labor either directly or through a labor contractor. The owner takes full responsibility for material quality, quantities, and timely procurement. This method is the one we have always used for our grey construction cost calculations since it is the most transparent and gives you the best possible cost if managed correctly. However, it requires significant time, construction knowledge, and constant presence on site.
Method 2: Turnkey / Complete Contract
In a turnkey contract, you hand over the full project to a construction company or contractor who supplies both material and labor. The company charges a per square foot rate that includes their margin on top of actual material and labor costs. Typically this method adds Rs. 200 to Rs. 300 per square foot as a company/contractor margin on top of the base grey structure cost. This method suits overseas Pakistanis or those who cannot manage day-to-day site supervision.

Important: The above rates are for a standard brick structure, excluding basement, for an owner who procures material himself and manages labor. Frame structure adds approximately Rs. 150 per sq. ft. to these figures. A hired construction company will add a margin of Rs. 200–300 per sq. ft. on top of the base cost.
Current Material Prices — October 2026
Below are the latest verified market rates for all key grey structure cost for construction materials in Lahore and major cities of Punjab as of October 2026. These have been gathered from active market surveys and verified supplier prices:
1. Bricks

Note: Always use A-grade bricks for your grey structure. Using lower quality bricks to save cost is a false economy — they absorb more moisture, crack easily, and weaken the structure. Brick prices in 2022 were Rs. 14,000–15,000 per 1,000 bricks. In March 2026 they were Rs. 23,000–25,000. Today they are Rs. 27,000–29,000 — an increase of approximately 90% since 2022.
2. Cement
Cement is the single most critical material in grey structure. The prices below are per 50 kg bag as of October 2026:

Key Fact: In 2022, cement was selling at Rs. 1,150–1,175 per bag. In March 2026 it was Rs. 1,515–1,570, and today in October 2026 it is Rs. 1,590–1,640 per bag — an increase of nearly 40% in just four years. For a 10 Marla house you will need approximately 850–950 bags of cement for grey structure alone. Plan accordingly.
3. Steel
Steel reinforcement bars are required for all RCC work — foundations, columns, beams, and slabs. Prices are per kg as of October 2026:

Important: Use Grade 60 for foundations and main structural columns, and Grade 40 for secondary elements. Never use unbranded steel — the savings are minimal but the risk to your structure is enormous. In 2022, steel was around Rs. 200–210 per kg. Steel has actually come DOWN from its 2023 peak due to stabilized billet supply where it did hit around 300 Rs per kg, and has eased a little further since March 2026, but remains significantly higher than 2020 prices.

Factors That Can Affect Your Grey Structure Cost
The per square foot figures above are estimates for standard conditions. Your actual cost can be higher or lower depending on the following factors:
- Plot Level: Plot level vs. road level: If your plot is 2–3 ft below road level, earthfill will be significantly more expensive. A plot that is at road level will require only foundation earthwork. This single factor can add Rs. 3–8 Lac to your total cost for a 10 Marla house.
- Soil Conditions: Soil type and foundation design: Normal plots in DHA and Bahria Town typically have stable soil and standard strip footings are sufficient. Weak or water-table-affected soil may require raft slab or pile foundations, adding Rs. 200–500 per sq. ft. to foundation cost. Always get a soil test done before finalizing your foundation design.
- Number of Storeys: Single vs. double storey: Our cost calculation assumes a double-storey construction. A single-storey house has a higher per sq. ft. cost because fixed costs like boundary wall and excavation are spread over a smaller covered area.
- Construction Method: Frame structure vs. brick structure: This article applies to the standard brick structure method (most common in Pakistan). If you opt for a frame structure (RCC frame with brick infill), add Rs. 150 per sq. ft. to the above rates.
- Basement: Basement: Basement grey structure costs a minimum of Rs. 800–1,200 per sq. ft. extra over and above the standard grey structure rate, due to deep excavation, heavy retaining walls, and intensive waterproofing requirements.
- Location within Pakistan: Location: Prices in Lahore’s premium societies (DHA, Bahria Town) tend to be 5–10% higher than in areas like Johar Town, Model Town, or outskirts. Islamabad and Rawalpindi are typically 5–8% higher than Lahore.
- Construction Season: Season: Construction costs are marginally lower in off-peak season (October–March) when labor availability is higher. Rainy season (July–September) slows construction and can increase miscellaneous costs.
- Owner Experience: Experience of owner: A construction-experienced owner who can manage labor, check material quantities, and time purchases correctly can achieve the lower end of our cost range. An inexperienced owner relying entirely on a contractor may end up paying 10–15% more.
Skills and Knowledge Required to Achieve This Cost
As we have always mentioned in our previous articles, the following skills and attributes are necessary if you want to achieve grey structure construction at the rates mentioned above on a self-managed basis:
- Prior construction experience or guidance from an experienced person
- Ability to verify material quality at delivery (brick soundness, cement grade, steel weight per running foot)
- Skilled, honest, and reliable labor / labor contractor
- Good labor management — ensuring right crew size, minimizing idle time
- Smart and timely material procurement — buying cement in bulk at the right time to avoid price spikes
- Regular site presence — or a trusted, knowledgeable site supervisor in your absence
- Clear drawings / structural design from your architect/engineer before starting any RCC work
