However, 2026 is proving to be yet another challenging year for construction. If we talk about the house construction industry, each and every material required during construction witnessed further price increases — whether it be bricks, steel, cement, sand, crush, or labor. Overall, grey structure construction cost in March 2026 has gone up by approximately 25–30% as compared to our 2022 figures, and a staggering 140–150% compared to 2017 rates. In this article, we will provide a detailed, material-wise breakdown of grey structure cost per square foot for March 2026, along with a comparison to past years, so you can make informed decisions before starting your construction project.

Construction Methods: Two Basic Approaches

House construction in Pakistan can be done by two fundamental methods. Before diving into the cost breakdown, it is important you understand which method applies to your project:

Method 1: Owner-Managed Construction (Self-Procurement)

In this method, the owner himself procures all construction materials and arranges labor either directly or through a labor contractor. The owner takes full responsibility for material quality, quantities, and timely procurement. This method is the one we have always used for our grey construction cost calculations since it is the most transparent and gives you the best possible cost if managed correctly. However, it requires significant time, construction knowledge, and constant presence on site.

Method 2: Turnkey / Complete Contract

In a turnkey contract, you hand over the full project to a construction company or contractor who supplies both material and labor. The company charges a per square foot rate that includes their margin on top of actual material and labor costs. Typically this method adds Rs. 200 to Rs. 300 per square foot as a company/contractor margin on top of the base grey structure cost. This method suits overseas Pakistanis or those who cannot manage day-to-day site supervision.

Important: The above rates are for a standard brick structure, excluding basement, for an owner who procures material himself and manages labor. Frame structure adds approximately Rs. 150 per sq. ft. to these figures. A hired construction company will add a margin of Rs. 200–300 per sq. ft. on top of the base cost.

Current Material Prices — March 2026

Below are the latest verified market rates for all key grey structure cost for construction materials in Lahore and major cities of Punjab as of March 2026. These have been gathered from active market surveys and verified supplier prices:

1. Bricks

Note: Always use A-grade bricks for your grey structure. Using lower quality bricks to save cost is a false economy — they absorb more moisture, crack easily, and weaken the structure. Brick prices in 2022 were Rs. 14,000–15,000 per 1,000 bricks. Today they are Rs. 23,000–25,000 — an increase of approximately 60-65%.

2. Cement

Cement is the single most critical material in grey structure. The prices below are per 50 kg bag as of March 2026:

Key Fact: In 2022, cement was selling at Rs. 1050–1100 per bag. Today in March 2026 it is Rs. 1,475–1,550 per bag — an increase of nearly 40% in just four years. For a 10 Marla house you will need approximately 850–950 bags of cement for grey structure alone. Plan accordingly.

3. Steel

Steel reinforcement bars are required for all RCC work — foundations, columns, beams, and slabs. Prices are per kg as of March 2026:

Important: Use Grade 60 for foundations and main structural columns, and Grade 40 for secondary elements. Never use unbranded steel — the savings are minimal but the risk to your structure is enormous. In 2022, steel was around Rs. 200–210 per kg. Steel has actually come DOWN from its 2023 peak due to stabilized billet supply where it did hit around 300 Rs per kg, but remains significantly higher than 2020 prices.

Note: In 2022 we had mentioned guard salary at Rs. 20,000 per month. In 2026 this has risen to Rs. 35,000 per month. Similarly, mason rates have gone up from Rs. 1,500 in 2022 to Rs. 2100–2,300 today. Labor is now one of the fastest-rising cost components in construction.
