In our previous article we gave a brief introduction to CLC (cellular lightweight concrete) blocks, and mentioned that we would follow up with the cost of house construction if you intend to build using CLC blocks. In this article we compare the CLC blocks house construction cost with the conventional method using bricks instead. We cover the following scenarios:
2020 house construction cost — grey structure, per sq.ft & lump sum, for:
10 Marla, without basement:

CLC blocks in Pakistan are currently manufactured by Banu Mukhtar. As of writing, the current price of the block is in the range of Rs 190-225/block, available in three different sizes, as covered in our previous article. Since the CLC block is a non-load-bearing product, using it requires the house to be constructed as a frame structure, where the load rests on columns and beams. In our previous costing articles, all costings were based on brick structure houses. Frame structure construction is more expensive compared to brick structure due to a higher requirement of steel, concrete and formwork.
For estimated costs, the sample houses considered are:
10 Marla with basement: Basement 1,000 sq.ft (maximum possible), ground floor + first floor + rooftop mumty 3,400 sq.ft — total 4,400 sq.ft.
10 Marla without basement: Ground floor + first floor + rooftop mumty — total 3,400 sq.ft.
1 Kanal with basement: Basement 2,700 sq.ft (maximum possible), ground floor + first floor + rooftop mumty 5,400 sq.ft — total 8,100 sq.ft.
1 Kanal without basement: Ground floor + first floor + rooftop mumty — total 5,400 sq.ft.
If you intend to use the CLC block method for house construction, it is recommended that you complete the frame of the house first, then in the second stage carry out block work, followed by plasters, to complete the grey structure. CLC blocks don't require curing before or after masonry, unlike bricks, which need heavy curing.
