Its been almost an year since last time Team Overc’s published grey structure construction cost 2017 article and video, response that we got on that article and video was overwhelming and encouraging that helped and guided hundreds of Pakistanis specially expatriates/overseas Pakistanis. Many other topics and issues were also addressed in form of articles and videos however grey structure cost video was the major hit both on our Youtube channel and on google rankings. 2018 has proved to be the year of change in Pakistan, things including political scenarios have completely changed which has had a great impact on economy, resulting in overall change in prices in all fields. If we talk about house construction industry, each and every material required during construction of a house witnessed an increase in prices, either it be bricks, steel, cement, tiles, wood, ceramics, labor etc. Overall construction cost of a house in 2018 has gone up by 10-12 % as compared to 2017 which we will explain in this blog in form of a video as well as written article.

House construction can be done by two methods which should be known before going towards the construction cost of house:

Labor contract

A contract in which owner procures material and supervises labor on self help basis. A labor contractor is responsible for arranging required labor to carry out construction procedures. Construction cost is this case is all in hands of owner himself. Final cost of construction will depend upon how well the owner has managed construction process both in regards of material procurement and labor procurement. In this video we will discuss construction cost for this method.

 Turnkey contract

This is a method or contract in which owner hires a professional company on lump sum or per square foot construction rate for a turnkey solution. Owner do not has to worry about the construction cost as the builder has agreed to provide him with all services within in predefined budget and cost. Owner only has to supervise if builder is carrying out the work as per the agreement or not. At the end of this video we will tell you how much a professional company charges for its services and how much per square foot you will have to pay extra than the cost that could have been if you build the house yourself.

Construction grade: A grade compliance to all technical & engineering specifications

 

Sample project

10 Marla house construction cost (250 sq.yd)

Covered area 3400 sq.ft including Ground floor, first floor and rooftop mumty.

Item wise per square foot cost calculations

Bricks 245 Rs/sq.ft

Calculation:

245 Rs x 3400 sq.ft=833000 Rs

Brick price           =9.5 Rs per piece

Quantity              =833000/9.5 = 87684 bricks

Crush 67 Rs/sq.ft

Calculation:

67 Rs x 3400 sq.ft=227800 Rs

Crush price       =78 Rs per c.ft

Quantity         =227800/78 = 2920 c.ft

Cement 195 Rs/sq.ft

Calculation:

195 Rs x 3400 sq.ft=663000 Rs

Cement price       =600 Rs/50kg bag

Quantity              =663000/600 = 1105 bags

Steel 202 Rs/sq.ft

Calculation:

202 Rs x 3400 sq.ft=686800 Rs

Steel price             =102 Rs/kg or 102000 Rs/ton

Quantity              =686800/102 = 6733 kg or 6.7 tons

Sand 42 Rs/sq.ft

Calculation:

42 Rs x 3400 sq.ft=142800 Rs

Sand price         =30 Rs/c.ft

Quantity             =142800/30 = 4760 c.ft

Labor contractor 280 Rs/sq.ft

Calculation:

280 Rs x 3400 sq.ft = 952000 Rs

Steel fixer 10 Rs/sq.ft

Calculation:

10 Rs x 3400 sq.ft = 34000 Rs

Plumbing contractor 18 Rs/sq.ft

Calculation:

18 Rs x 3400 sq.ft = 61200 Rs

Electric contractor 15 Rs/sq.ft

Calculation:

18 Rs x 3400 sq.ft = 61200 Rs

Other items

Electricity items 25 Rs/sq.ft

Calculation:

25 Rs x 3400 sq.ft= 85000 Rs

Electric items include complete uPVC conduit (pipes) required in walls, slabs, underground etc. It also includes complete switch boards internal boxes fittings required for standard Chinese fittings. Main DB (Distribution boxes) are also included in these figures for ground and first floor.

Plumbing items 50 Rs/sq.ft

Calculation:

50 Rs x 3400 sq.ft= 170000 Rs

Plumbing items include complete PPRC pipes and its fittings such as elbows, bends, T’s etc required for water and gas connections. It also includes complete uPVC piping for sewerage and drain systems. It also includes a typical and standard 400 gallons plastic overhead water tank with GI (steel) pipes fitting.

Earth fill/Bharti 26 Rs/sq.ft

Calculation:

26 Rs x 3400 sq.ft= 88400 Rs

Earthfill considered in this costing is for a normal plot that is around 2 ft deep from road level and after completion of foundations till DPC requires maximum of 6ft deep earthfill. Incase of less earthfill this figure can go down.

Brick Tile 10 Rs/sq.ft

Calculation:

10 Rs x 3400 sq.ft= 34000 Rs

Brick tile is required during the process of water proofing and finishing the floor of roofs.

Guard Salary 20 Rs/sq.ft

Calculation:

20 Rs x 3400 sq.ft= 68000 Rs

Guard salary has been considered on basis of 15000 Rs/month for a tenure of 4.5 months maximum.

Brick Ballast/Rorhi/Gravel 13 Rs/sq.ft

Calculation:

13 Rs x 3400 sq.ft= 44200 Rs

AC Copper pipe 9 Rs/sq.ft

Calculation:

9 Rs x 3400 sq.ft= 30600 Rs

It is optional and not required in most of the cases.

Bitumen 4 Rs/sq.ft

Calculation:

4 Rs x 3400 sq.ft= 13600 Rs

Polythene sheet 3 Rs/sq.ft

Calculation:

3 Rs x 3400 sq.ft= 10200 Rs

Mud 3 Rs/sq.ft

Calculation:

3 Rs x 3400 sq.ft= 10200 Rs

Chips Aggregate 4 Rs/sq.ft

Calculation:

4 Rs x 3400 sq.ft= 13600 Rs

Taxes 5 Rs/sq.ft

Calculation:

5 Rs x 3400 sq.ft= 17000 Rs

Electricity bills 5 Rs/sq.ft

Calculation:

5 Rs x 3400 sq.ft= 17000 Rs

Water boring 4 Rs/sq.ft

Calculation:

4 Rs x 3400 sq.ft= 13600 Rs

Anti termite spray 4 Rs/sq.ft

Calculation:

4 Rs x 3400 sq.ft= 13600 Rs

Random expenditures 10 Rs/sq.ft

Calculation:

10 Rs x 3400 sq.ft= 34000 Rs

      Hussain, ye per sqft figures almost 10 saal k tajarba k bd aur 50+ ghr banane k bd nikaali gai hain, different projects mai use hone wale hr material ki per sqft cost nikaalte hain aur phir aik average figure lete hain.

    Hi I loved the way you Guys are doing this Nobel job of educating people like me who don’t have clue of construction. This is a perfect example of best very close cost analysis of 10 marla house. My request is that is there any chance of giving same cost analysis of 8 marla 60*30 comercial plaza of 10000 sq feet with basement plus 4 stories and a mumty keeping in mind steel requirements used in 2.5 feet raft with #5/6’ double mash and rest standard steel requirements for beams and pillars for a plaza. I will really appreciate it. The amount of steel used in your sample project is too less as compared to my plaza most contractors told me because of comercial plaza. I will be very pleased get a sample project for a comercial plaza

      Our this costing is for brick structures only and not applicable on frame structure or commercial constructions hence the steel figure is looking on a lower side to you. Yes we have a plan for detailed estimation for commercial constructions too. Will try to do it at earliest. Thanks and keep following and recommending!

    Aoa Team Overc’s …really good effort …really appreciate if you can clarify my confusion .i have to build a 5 marla house (1125 sq feet plot) .Map is already prepared.
    my problem is that ..i have consulted 3 different contractors for per sq feet area labor work but each one of them is giving different total sq feet area calculations.i want to know what is the correct method for calculating square feet area to avoid any unwanted circumstances afterwards.

      Dear Nazim khan

      You can consult your architect and he will let you know the actual covered area from the autocad .dwg file. Or actual covered area can be calculated on site after 1 day of pouring each slab of each floor.

      Or as an alternate you can goto our discussions page and post your query with your drawing in respective thread and we will reply their with your actual covered area calculations.
