Labor Procurement for house construction

Labor & Material procurement 

Procurement & handling of daily waged labor for construction of house is impractical and unattainable task for a layman. While executing your project if you plan to handle the labor yourself for nominal savings then you are on a wrong path. More will be the chances of loosing money instead of savings. For this purpose the best method is to get into a labor agreement with a labor contractor. Scope of this contract consists of following services to be provided by the contractor:

  1. Completely executing the project by procuring trained labor professionals required for particular type of work as agreed in the contract
  2. Providing and handling all kind of scaffoldings on site
  3. Providing and handling shuttering and its subcontractors for lintel and slab pouring.
  4. Providing and handling mixer machines, lift and its labor for slab pouring.
  5. Providing and handling labor for excavations
  6. Marking the foundations, excavating, foundations brick laying, walls, slabs, plasters, floors PCC (plain cement concrete) etc. to be carried out as per the architectural drawings provided by the architect.
  7. Making sure and taking responsibility to follow the society bylaws incase there is no consultant or supervision hired by the owner.

Labor contract can be either for completing grey structure only or grey structure with finishing works too which include tile/marble fixing only. Whatever the case maybe, all kind of material procurements has to be done by the owner. Once you have hired labor contractor for grey works, other contractors you need are:

  1. Electric labor contractor
  2. Plumbing labor contractor
  3. Steel fixer
  4. Anti-termite treatment contractor

For finishing works you will require:

  1. False ceiling contractor
  2. Tile/Marble fixer
  3. Wood work contractor
  4. Paint contractor
  5. Aluminum & Glass contractor
  6. Polish works contractor
  7. MS (Mild steel) & SS (Stainless steel) works
  8. Interior designing works

While searching for a labor contractor of any of above works, always go through their previous and current projects to check their ethical and professional abilities. A good contractor will definitely have higher prices as compared to non-professionals. Get quotes for labor rates from minimum 3 to 4 contractors so that you have an idea before closing the deal. Have a detailed discussion with short listed contractor about the rate and his scope of work. Every thing should be made loud and clear before starting the work and be drafted in a form of legal document. Divide your labor payments into stage wise installments as convenient to both owner and the contractor. Get receipts and acknowledgment of payments you make.

 

Material Procurement

The most frantic and restless job during house construction is purchase of material. To run the project smoothly you need to provide required material to the labor before time in accurate quantity. It requires proper planning and calculations, slackness in this regard can prove costly and set you off the track. Planning should be started before the project execution and as a layman one should have a brief idea that following main material is to be procured during grey structure of house:

  1. Bricks
  2. Cement
  3. Sand
  4. Crush
  5. Brick ballast
  6. Steel
  7. PPRC conduit for plumbing works
  8. UPVC conduit for electric and sewerage works
  9. Brick tiles/Marble
  10. Mud/Earth Soil
  11. Polythene sheets
  12. Bitumen for water proofing

Before starting the project, explore the market for all listed required materials. Compare the rates of different vendors providing the same material. Try that vendor if referred by any of your close relative or friend who has gone through similar experience in past. Technicalities such as quantity and quality check involved in materials shall be discussed at later stages.

 

On-site Guard

When you are executing your project by yourself on labor contract basis, security guard is a must requirement on site who stays for 24 hours. Try to find your own security guard instead of seeking help from contractors to search for an individual. Pay a decent salary to guard as per the market practice. Keep his moral high by giving regular small bonuses. By doing so there will be high chance that he will stay loyal to you and your material. Material pilferage is one of the biggest issues that laymen face while constructing their house. There is no way to completely eliminate this factor but by taking such steps one can minimize it. Guard should be capable of maintaining on-site ledger for material used on daily basis. He should also have some basic technical knowledge such as counting the bricks, measuring the quantities of sand, crush etc.
