As stated earlier, most of the people in their life will only once be in a position to make their own house. In order to get best possible out of your effort, you need a fine research before taking any major step. Start by asking questions to yourself and your family:

  • How big a house can you afford?
  • How big a house can you maintain?
  • What locality should suit you and your family the best?
  • What are your and your family’s basic life necessities that should be easily accessible from your dream house?
  • How would your new residence affect your frequent relative or friend visitors?
  • Would you and your family be able to mix up and accept new culture and people if you are planning to make your dream house in another city?

Once you have worked on these basic questions, you have set yourself a right path. Remember, mutual consent within family is a must because it is not you as an individual who will reside in dream house, it will be your whole family. And every individual of your family deserves to express their requirements and wishes.

First and most important decision that should be taken before starting is to analyze your financial situation and affordability. All your expenses before, during and after construction will be directly proportional to size of your house, bigger the house more the expenses. It starts from the purchase of land, let us assume that you plan of a 5 marla (125 sq. Yards) house. You will have to:

  • Pay less for the land as compared to bigger plots
  • Pay less for transfer fees, dealer commissions and other charges
  • Pay less or need not to pay Advance income taxes, Capital value taxes, Stamp duty etc
  • Pay less for the design approval from concerned authorities
  • Pay less for getting the utilities such as electricity, water, sewerage etc
  • Pay less for construction of your house
  • Pay less in form of property taxes in future

Bigger the house, more the expenses mentioned above.

 

How big a house can you maintain?

 

When your dream house is fully complete and furnished, its ready to move in. Once you start residing in your new house, it requires maintenance to preserve its new looks and ambience. Smaller the house, lesser the services you will require and will be much easier for self-maintenance. Bigger the house, you will be dependent on servants and other individuals to take care of the maintenance & cleaning matters hence causing an extra financial burden. Other services that will be required time to time for preserving looks of your house includes re-paints, replacement and modifications of used up or expired electrical/plumbing commodities or appliances, horticulture and landscape works etc.

 

As stated earlier, you will have to pay less for getting the utilities such as electricity, water & sewerage for a smaller house, once you have them, this will be the most frequent and important expense which will incur on monthly basis. Bigger house means larger rooms, requiring more energy for cooling in summers and warming in winters. Similarly there will be more water consumption for bigger washrooms and kitchens. Sewerage and solid waste disposal, security & street lighting all will be part of monthly expenses.

What locality should suit you and your family the best?

 

While selecting the society where you intend to buy plot for construction of your dream house, keep in mind how far it is from your workplace. Either you are a job person or businessman traveling two times a day to and from should not be a hectic routine. If you have kids going to school or colleges, how far will they have to travel daily will also be equally important question.

 

 

What are your and your family’s basic life necessities that should be easily accessible from your dream house?

 

Before purchasing the plot for your house, make sure you have basic life necessities available in close proximity such as good schools, renowned colleges, decent hospital, mosque, daily grocery stores, commercial and shopping marts. All such necessities are a symbol of quality lifestyle and community living.

 

How would your new residence affect your frequent relative or friend visitors?

 

If you have a big extended family and social circle then you will have frequent visitors at your house. While planning for your new dream house its necessary to keep those visitors in mind too. Too far from the city means you will have less frequent visitors that might result in retrogressive relationships or friendships.

 

Would you and your family be able to mix up and accept new culture and people if you are planning to make your dream house in another city?

 

You become accustomed to place where you have grown up and lived throughout your life. When you somehow under any circumstances plan to settle in a new city you and your family will have to go through accustomization process. You will have to adjust in new cultures with new people. This might be a slow and difficult process but eventually you will have to settle down.
